Daily Carpet Maintenance - Commercial
Over our many years of commercial carpet care and maintenance experience, we
have learned that daily carpet care is a critical factor in determining the success and
appearance retention of any carpeting. The proper daily care builds on the foundation
of responsible product selection and preventative carpet maintenance.
Regardless of carpet type and characteristics, if subject to daily use, some form of care is
required at this interval. There are many types of soils that commercial carpets are subjected to.
Dry soils can be defined as debris, dirt, grit, dust and powders. These particles may
contain sharp edges that microscopically cut and scrape away at fibers. These tiny
scratches and soil accumulation are what makes a carpet look dull. Add moisture to this
environment and soils attach and become imbedded in the carpet fibers.
Wet soils can be organic or synthetic. Organic wet soils are generally water based and
contain materials such as sugar, coffee, chocolate, food coloring etc. Synthetic wet
soils are materials that are suspended in petroleum or oil such as grease, tar, oils etc.
Knowledge of the identification and location or source of soil types is very helpful in
determining appropriate daily cleaning methods.
The purpose of daily commercial carpet care is to regularly remove soils and spills as they occur. For
carpets, walk off mats, runners and rugs this includes daily vacuuming and spot cleaning.
Surveys have demonstrated that 70% of the overall visual impression of cleanliness of a
facility is reflected by the floor covering. Daily procedures are critical in insuring a high
aesthetic value.
Daily carpet care is important in preserving the long-term appearance level of carpeted
floors. If the floor covering is installed in an active construction site, it should
be protected with adhesive free, heavy gauge plastic or paper to prevent damage
following installation. Sub floors and adhesives should be fully cured per manufacturer
recommendations and specifications prior to protecting. Caution, plastic coverings do
not allow a floor to breathe and can trap moisture. Adhesive coated coverings can leave
sticky residue on carpet fibers.
Upon occupancy of a space, a full review of all carpeted areas is prudent. Sometimes
carpets need post construction cleaning to remove ground in construction debris. Full
evaluation and discussion can determine these needs.
Proper daily vacuuming is the single most important component of any carpet care
program! In the section that follows, proper vacuuming equipment, techniques and
frequencies are discussed in detail. It is critically important that vacuuming be performed
properly and thoroughly, with the correct equipment.
Vacuuming equipment is an important consideration. We strongly
recommend the use of twin motor, upright, top filling vacuums that use
disposable paper bags. This type of machine offers superior cleaning, grooming and soil removal. One of the machine’s motors drives
a sweeping, grooming brush, while the second motor is dedicated
to creating the air movement of the vacuum. Each function occurs
independently assuring greater results.
Vacuuming frequencies are determined by area usage. All heavy and
moderate traffic areas should be vacuumed daily; Low and light use
areas two to three times per week. Very heavy areas (walk off mats,
runners and carpeted lobbies) may need to be vacuumed two to three
times daily.
Spot cleaning should be performed daily. Each cleaning technician
should carry a bottle of spot cleaner. Difficult to remove stains should
be reported in a log to a supervisor. A technician with the proper
training and skills should remove difficult spots. The technician
should have a professional spot removal kit and portable spot-cleaning
machine. Spot cleaning should be performed daily.
Caution: Do not entrust this important task to untrained
personnel. The best way to make a spot a permanent stain
is to “set” it chemically with the wrong cleaning agent.
