Restorative Commercial Carpet Cleaning

Commerical Carpet restoration is an expensive alternative to proper carpet care. If a carpet care program begins with a restorative service, then one or more of the four important components (Selection, Preventative, Daily & Cleaning) has been omitted. Restorative
cleaning is reactive.

Restorative commercial cleaning is often very labor and chemical intensive work. As a result, the price for these services is often very expensive. Further, if a floor covering is allowed to badly deteriorate, replacement may be the realistic solution. Often before beginning a restorative carpet cleaning service, it is advisable to have a small test area performed to see if acceptable results are obtainable.

After restorative commercial carpet services have been performed, it is critical to identify and correct the floor care components that are missing. Hopefully, this does not include replacing the carpet, and more practical measures can be taken.

All aspects of preventative maintenance must be reviewed: carpet type, construction and purpose; the use and placement of walk off mats and runners; Daily services and specifications; Periodic cleaning services and specifications. If measures are not taken to
make corrections, restoration or carpet replacement is inevitable.

Commerical Carpet Restoration requires a level of commitment to insure success. While procedures, chemicals and equipment vary; the desired results are the same. Carpet Restoration steps can include: Aggressive vacuuming and/or pile lifting; Chemical pretreatments;
Aggressive rotary scrubbing; Chemical hot water extraction and hot water rinsing; Post service forced air drying; and Fiber treatments.

Technical Note: “Wicking” also “Wick-Back”, can occur during heavy restorative cleaning. Wicking is caused by a number of factors: Excessive soil accumulation, improper/infrequent cleaning and chemical residue from prior cleanings.

During restoration, soils and detergents are loosened and activated. As the carpet dries, capillary action causes moisture and soil to “wick” up the carpet’s tufts. As the water from the cleaning solution evaporates, soil particles and detergent residues are left on top of the fibers. Often creating the visual appearance and illusion that the carpet is dirtier than when the restoration process began. This is not unusual and is resolved during the process.

As stated at the beginning of this section, Restorative cleaning is intensive and expensive. Most restorative operations are successful. However, some are not.

Unsuccessful restoration occurs when the carpet has been ignored and / or improperly cleaned over a period of time; and / or soiling and traffic conditions exist that are beyond the ability of a carpet to provide adequate service.
